I have a business in California and looking at buying a property in Arizona and possibly another state. I want to set up a LLC for each of them for lawsuit protection and tax benefits. Should I set up a separate LLC for each of these businesses and properties or 1 LLC with separate land trusts for each?

Yes you would want to set up completely seperate entities. This will keep the assets seperated if and when a lawsuit happens.
and willl not co-mingle the 2 properties.
